How to Build a 400 Square Foot Cabin: Micro Cabin Costs & Build Steps

200 square feet is roughly the size of a one-car garage. It's also, for most builders, the smallest footprint where a cabin still functions as a cabin and not a shed with a window. Go smaller and you're usually sacrificing a real bed or a place to cook. Stay at 200 and β€” if you plan the layout right β€” you get sleeping, cooking, and sitting space in one room, sometimes with a loft on top.

What Actually Fits in 200 Square Feet

At 200 sq ft, you're working with roughly a 10x20 or 14x14 footprint after you subtract wall thickness. That's enough for one open room that does three jobs at once:

  • A sleeping area β€” a full or queen bed against a wall, or a bed platform that doubles as storage underneath.
  • A cook space β€” a two-burner setup, small counter, and a compact fridge, usually run along one wall.

What Doesn't Fit

Be honest about the limits before you draw a line:

  • A separate private bedroom. Framing an interior wall to close off a sleeping area eats floor space you don't have to spare β€” at this size it usually isn't worth it.   • Full-size furniture. Standard couches, dining tables, and dressers are sized for rooms twice this size. Everything needs to be scaled down, built-in, or multi-purpose.
  • Storage beyond the essentials. Closets and pantries lose to bed, stove, and counter every time. Plan on under-bed bins, wall hooks, and loft storage instead.

Do You Need a Permit at 200 Sq Ft?

This is where the size itself matters, not just the cost. Many U.S. building departments exempt small detached structures from a full permit below a specific square footage β€” and 200 sq ft is a genuinely common cutoff, not a coincidence.

The International Residential Code (IRC) baseline exempts one-story detached accessory structures of 200 sq ft or less from needing a building permit.   • A minimum loft floor area of 35 sq ft, with no horizontal dimension under 5 feet.
