The Plans
What's included in the plan set?
Every plan set includes 18-20 full architectural sheets, drawn to scale and sized for standard printing:
- Cover sheet
- Construction notes
- Floor plan(s)
- Floor framing plan
- Foundation plan
- Roof framing plan
- Exterior elevations (all four sides)
- Building sections
- Construction details
- Electrical plan
- Door & window schedule
- Complete materials list
DIY plans include all of the above plus step-by-step construction instructions with diagrams.
Do the plans include a materials list?
Yes. Every plan set ships with a complete materials list covering structural lumber, sheathing, roofing, windows, doors, and fasteners. You can hand this directly to your supplier for a quote before you break ground.
Are these plans permit-ready?
Yes. All plans are designed to the International Residential Code (IRC), which is the adopted standard across the US, Canada, and most other countries. In the majority of municipalities, this plan set is sufficient to submit for a residential building permit without any additional drawings.
Can I send these plans directly to my builder or contractor?
Yes - that's exactly what they're designed for. The plan set is a complete, construction-ready package. You download it, print it or share the PDF with your builder, and they have everything they need to price the job and start construction. No extra drawings, no back-and-forth with a designer required.
Can I print the PDF?
Yes. You can print as many copies as you need - for yourself, your builder, your contractor, and the permit office. Sheets are sized for standard architectural printing (24x36 recommended for full-size prints, or standard letter/tabloid for reference copies). There are no print restrictions on the file.
Are the plans available in metric units?
Yes. Metric versions are available on request at no extra charge. After purchase, email support@buildblueprints.com with your order number and we will send you the metric set.

File Delivery & Access
How do I receive the plans after purchase?
Immediately. The moment your payment clears, Shopify sends a download link to your email. No waiting, no manual processing. Click the link, download the PDF, and you are ready to go at any hour of the day.
Does the download link expire?
No. Your download link never expires. You can re-download the file as many times as you need. If you ever lose access, email us with your order number and we will resend it.
What file formats do I receive?
All plans are delivered as PDF files. If you also purchase the editable CAD file add-on, you will receive an AutoCAD-compatible .DWG file in addition to the PDF.
I did not receive my download email. What do I do?
Check your spam or promotions folder first. If it is not there, log in to your Build Blueprint account and access your order history to retrieve the download link directly. Still stuck? Email support@buildblueprints.com with your order number.
Modifications & CAD Files
Can I modify the plans?
We do not offer custom modifications or design services. However, if you need to make changes, the right path is to purchase the editable CAD files. Your builder, architect, or local engineer can open the CAD files in AutoCAD, make whatever modifications are needed, and print a complete updated plan set from there.
What are the editable CAD files and do I need them?
The CAD files are the source drawings in AutoCAD (.DWG) format. You need them if:
- You want to make layout or structural changes
- Your local engineer or architect needs to modify drawings for local code compliance
- You want to produce custom print sets at different scales
If you are building the plan as-is, the PDF alone is all you need.
Which CAD software are the files compatible with?
The CAD files are in AutoCAD .DWG format, compatible with AutoCAD and any software that supports the DWG standard, including AutoCAD LT, BricsCAD, and most professional architecture tools.
Permits & Building Codes
Are the plans designed to meet US building codes?
Yes. All plans are designed to the International Residential Code (IRC), the adopted standard in all 50 US states and most of Canada. The structural, framing, and safety elements of the design are code-compliant out of the box.
Do the plans come with an architect or engineer stamp?
The plans are designed by licensed architects and engineers but are not pre-stamped. Many municipalities do not require a stamp for single-family residential projects, especially in rural jurisdictions where most cabin builds happen. Check with your local building department before assuming you need one. If your jurisdiction requires a stamp, take the plans to a local licensed professional. Since all the design work is complete, the review and stamping process is typically straightforward and far cheaper than hiring someone to draft from scratch.
How do I apply for a building permit with these plans?
The typical process is:
- Download and print the full plan set
- Fill out your local building department permit application form
- Submit the application with the printed plan set attached
- Pay the permit fee (varies by jurisdiction)
Can I build in Canada with these plans?
Yes. The plans are designed to the IRC, which aligns closely with the National Building Code of Canada. Local amendments vary by province and territory. In remote or northern territories, foundation requirements may differ due to permafrost conditions, in which case a local engineer review is recommended.
Pricing & Refunds
What does the plan price include?
The purchase price covers the complete PDF plan set (18-20 sheets), the materials list, and permanent re-download access. The editable CAD files are an optional add-on available at checkout or on the individual product page.
What is your refund policy?
Because the plans are digital downloads accessible immediately upon purchase, we do not offer refunds once the file has been downloaded. If you have a technical issue accessing your files, contact us before downloading and we will resolve it. We stand behind the quality of our plans - if there is a genuine error in the drawings, we will fix it or make it right.
