Are these plans actually permit-ready?
Yes. All plans are designed to the International Residential Code (IRC), the adopted standard across all 50 US states and most of Canada. In most municipalities the plan set is sufficient to submit for a building permit without additional drawings. Some jurisdictions require a wet stamp from a locally licensed engineer β a standard requirement with any pre-drawn plan. See the full FAQ for permit detail by state.
What is actually included in the plan set?
Every plan includes 18β20 full architectural sheets: floor plans, all four exterior elevations, foundation plan, roof framing plan, wall sections, construction details, electrical plan, door and window schedule, and a complete materials list. How does delivery work?
Immediately after purchase, Shopify sends a download link to your email. No processing time, no manual steps. The link never expires. If you also purchase the CAD file add-on, both files are delivered through the same link.
Can I modify the plans?
Yes β through the CAD file add-on available on every plan listing. Files are in AutoCAD-compatible .DWG format. Your builder, architect, or a local engineer can open them and make changes. This is the most cost-effective route for customization since all the base design work is already complete.
